Limitation/Requirements/Terms/Rental Agreement

You may swim in the swimming pond only.  Please no swimming in the two big lakes. Twin Lakes does not provide any life guard on duty, swim at your own risk.

250 people maximum capacity in Banquet Hall / Conference Center building.

All money must be paid one week before the event takes place.

In general Twin Lakes must be left in the same clean and orderly condition in which you find it.   The renter must clean up after using or renter will forfeit $500.00 clean up deposit fee. 

Clean Up Responsibilities

Banquet Hall Clean Up Responsibilities

So the next group can enjoy their stay, we ask you follow the clean-up responsibilities listed below when you are at Twin Lakes.

 Twin Lakes will provide the necessary cleaning supplies (Pine-Sol, Windex, & Oven Cleaner) & trash bags.

Wipe off all counters, clean micro wave, ovens, refrigerators (DO NOT leave any FOOD OR BEVERAGES BEHIND), and wipe off tables & chairs. Please take all perishable food with you.  Do not leave perishable food in the cabinets or in refrigerators. (Please do not put tables & chairs back dirty.) Please be respectful of the next group coming in behind your event.

Turn off all lights and ceiling fans when you leave the property.

Turn OFF AC/Heater when you check out.  Please make sure the AC/Heater Fan needs to be in the AUTO position at all times.  Do not leave the AC/Heater fan in the ON position.

If the AC/HEATER OR LIGHTS ARE LEFT ON AT THE TIME OF LEAVING PROPERTY THERE WILL BE A $500 CHARGE!

Clean all toilets, mirrors & sinks in all the bathrooms.  Please sweep and mop the floors in the bathrooms.  There are a total of four bathrooms in the Banquet Hall.  (Two located inside the hall & two on the back side of the banquet Hall.) The showers located in the back bathrooms of the banquet Hall need to be cleaned also.

Sweep & mop all the floors throughout the banquet hall.  This includes the floor in the kitchen.  Remember there is another group coming in using the facility after you. 

Empty all trash cans throughout the Banquet Hall and bathrooms.  There should be extra bags at the bottom of the trash can for you to place a new liner in the trash can.

Please place all the trash in the trash barn, nowhere else, so we can dispose of the trash on trash day. A $55.00 per bag fee will be assessed if any trash left in the Banquet Hall or bathrooms or Private Quarter or Lake House 1 that is not placed in designated area (Trash Barn).

Please put all tables and chairs back in their designated area (Back room) once they have been wiped off and chairs cleaned.  No chairs or tables are to be left out.  If table or chairs are left out you will forfeit the deposit.  Any tables or chairs are broken during the event the tenant will be charged for replacement value of the table(s) /chair(s).  Wash and replace dishes back into designated area in kitchen if used.

Twin Lakes requires all tenants must keep the base of music  and volume of music down out of respect to surrounding neighbors after 11:00 pm.

Lake House 1 Clean Up Responsibilities

So the next group can enjoy their stay, we ask you follow the cleanup responsibilities listed below when you are at Twin Lakes:

Twin Lakes will provide necessary cleaning supplies & trash bags. (Pine-Sol, Windex)

Clean toilets, mirrors & sinks.

Wipe off all sink counter tops, dressers.

Remove all clothing from drawers & hooks.  Please remove all unused hangers from cabin.

Please look under the beds in the event something has fallen underneath.

Turn off all lights & ceiling fans.

Turn AC/Heater when leaving the property.  AC/Heater fan needs to be in the AUTO position at all times.  Please do not place the fan in ON position.

If the AC/HEATER OR LIGHTS ARE LEFT ON AT THE TIME OF LEAVING PROPERTY THERE WILL BE A $500 CHARGE!

Sweep & mop all the floors in the bathrooms, hallways & bedrooms. 

Please DO NOT RE-ARRANGE FURNITURE. If furniture or houseware is not put back in its original place then tenant will forfeit the deposit automatically.

Please take all dirty sheets & pillowcase off the beds.  Blue Tubs have been provided in each of the bathrooms for the dirty sheets to be placed upon vacating the property.  DO NOT PLACE BEDSPREADS, OR BLANKETS IN THE BLUE TUBS.  LEAVE THEM ON THE APPROPIATE BED!  All blankets and bedspreads should be folded neatly & placed on the appropriate bed along with pillow/pillows.

Empty all trash cans throughout Lake House 1 including the restrooms.  Once you have removed the trash from the can located at the bottom are extra trash liners.  Please put new trash liner in all trash cans for the next use.  Place all trash in designated Trash Barn located across from the Banquet Hall.  A $55.00 per bag will be assessed if any trash left in bedrooms and bathrooms that are not placed in Trash Barn.

Private Quarters Cleanup Responsibilities

So the next group can enjoy their stay, we ask that you follow the clean-up responsibilities below when you are at Twin Lakes:

Twin Lakes will provide necessary cleaning supplies. (Pine-Sol, Windex & Oven Cleaner)

Clean the sliding glass doors with Windex. (Inside & Out)

Clean microwave, oven, refrigerator, table & chairs.  Wash all dirty dishes & put back in proper place.  Do not leave dishes out on counter top. 

Turn OFF lights, ceiling fans & AC/Heater upon check out.  AC/Heater fan needs to be in AUTO position at all times. DO NOT PUT FAN IN ON POSITION.

If the AC/HEATER OR LIGHTS ARE LEFT ON AT THE TIME OF LEAVING PROPERTY THERE WILL BE A $500 CHARGE!

Clean all toilets, mirrors, sinks, and counter tops in bathrooms.  Please wipe down dressers, end tables, & coffee table also.  

Sweep & vacuum hallway, bedrooms, bathrooms, kitchen & living room throughout the Private Quarters

Blue tubs have been provided for you to place all dirty sheets & pillowcases off the beds.  Please place them into the tubs located in the master bedroom & laundry room.  DO NOT PLACE BEDSPREADS OR BLANKETS IN THE BLUE TUBS.

All blankets & bedspreads should be folded neatly and place on the beds along with the pillow/pillowcases.

Empty all trash cans throughout the Private Quarters.  Place trash in Trash Barn.  Place new trash bag liner (located at bottom of trash can) into trash can for next use.  A $55.00 per bag will be assessed if any trash left in Private Quarters that is not placed in designated area. (Trash Barn)

Please DO NOT RE-ARRANGE FURNITURE OR DISHES IN PRIVATE QUARTERS.  If furniture or houseware is not put back in its original place then tenant will forfeit the deposit automatically.  

All dishes in Private Quarters are to remain in Private Quarters.  Inventory is taken after every check out.

LOCK ALL DOORS, SLIDING DOOR, & WINDOWS UPON CHECK OUT.

Leave Keys in the Red Post Box located to the left hand side of the door at Lake House 1.

No pets allowed on Twin Lakes; there will be no exceptions to this rule.  Please do not ask us to bend this rule.

No smoking inside Banquet Hall / Conference Center, Lake House 1 or Private Quarters.

No Bonfires, camp fires without special permission from owners.

Please pick up all trash around the lakes.  Do not throw any trash into the lakes.

No fire arms are permitted on the property.  No fireworks are allowed on the property unless you have gotten written permission from the owners.

Be aware of poisonous snakes on the property Twin Lakes is not responsible.

* FAILURE TO COMPLY WITH THESE CLEAN UP RESPONSIBILITIES MAY RESULT IN FORFEIT OF DEPOSIT.*

 Excessive Cleaning Fee will be charged for trash in unit ($55.00 per bag), food left in the refrigerator, or item (linens, rugs, oven) requiring special cleaning.  Bath towels should not be used to clean up any spills or to clean property.  We will charge for ANY towels or linens that are stained or ruined.

Any damage charges for excessive cleaning to furnishings, appliances, plumbing etc. due to negligence of guest will be billed to guest leasing facility.  We will notify you the amount of the charge and pictures provided upon request.

You may fish in the lakes.  Twin Lakes allows no live bait, only artificial lures.  If you caught a fish please release the fish back into the lake as soon as possible.  No fish are to be taken from the property or killed then eaten without written permission from the owner. 

In consideration of my being allowed to use Twin Lakes I assume full and complete responsibility of any injury or accident which may occur during or arise out of my use of the facility: I hereby waive release, defend, indemnify and hold Twin Lakes & its owners harmless from and against all claims, courses of action, judgments, damages, liabilities and other costs (including, without limitation, attorneys fees and court costs) brought by or on behalf of any person or party (including all persons or parties claiming by, through or under me) for personal injury, illness or death, loss of or damage to property, and any other matter arising directly or indirectly out of any incident or other event occurring on the Twin Lakes premises arising directly or indirectly out of my use of Twin Lakes premises, expressly including any of the foregoing that is allegedly or actually caused in whole or in part by the negligence (whether active or passive, joint, sole or Concurrent simple or gross)  strict liability premises, liability or other fault of Twin Lakes or its owners.

Twin Lakes reserves the right to cancel the reservation for any reason thirty (30) days prior to scheduled event with full refund of payment received from client.
